Construction is under way on the first homes in the 688-acre master-planned community Lariat in fast-growing Liberty Hill, northwest of Austin in Williamson County. Over time, Lariat is expected to contain nearly 1,700 single-family homes.
Tri Pointe Homes is the first builder to start construction in the planned subdivision. Austin-based Randolph Texas Development LLC is the master developer of Lariat, which will take shape along County Road 214 between Texas 29 and the San Gabriel River.
Tri Pointe, one of the nation's largest homebuilders, will construct 334 single-family homes across three collections. Construction is underway on each of its three model homes.
Tri Pointe expects to be building homes in Lariat's first phase until 2025-26. The company has not released pricing but said it could start in the high $300,000s.
The community, to be built in phases over time, will have 1,692 single-family homes and a more than $4 million proposed resort-style amenity and activity center. Amenities will include a pool, a large playscape and splash pad, a covered pavilion, pocket parks, fish-stocked ponds, and a 7-mile trail system. A school will be built on a 12-acre site within the community.
It is unclear how long it will take to complete all phases of the project.

Bryan Havel, division president of Tri Pointe Homes in Austin, said the Liberty Hill area, with its Hill Country charm mixed with "big city accessibility and opportunity ... is one of the hottest submarkets, in one of the top housing metros in the country."
“Liberty Hill balances small town feel with tremendous growth, having seen its population more than triple over the last decade which has led to the city being the second largest submarket in Austin for new home starts," Havel said in a statement. "The highly rated schools are a huge draw, and the access to Austin continues to improve with the development of the U.S. 183 corridor.”
Apple Inc.’s new billion-dollar campus is less than 30 minutes from Lariat, and downtown Austin is less than 35 miles away, Tri Pointe officials said.

Tri Pointe's third collection at Lariat, Arbor, will feature the company’s new product line, and construction is expected to start later in the year. The Arbor collection homes will range from 1,903 to 2,903 square feet, with three to five bedrooms and two to three baths.
Others builders in Lariat will be Ashton Woods, Chesmar Homes and Perry Homes.
